Step by Step guide of the process of selling

We are often asked by our clients what the step by step process is of selling. Here is a general guide of what to expect throughout the process:

Our Vendors selling a property

First things first, you will need to get a valuation of your home. You can do that by either calling mint homes on 01932 336177 or using the ‘market appraisal’ link under our ‘services’ tab.

On the valuation, we will look around the property and be able to discuss comparable evidence of sales that have taken place and properties under offer within the local area and provide you with a figure of what to expect for your home. It is very important to us at mint homes that the valuation is a realistic appraisal of your home and its market value.

Choosing an agent

It is really important for you to chose an agent you trust and will be fully committed to you as their client, making the process as smooth sailing and stress free for you as possible. Our local knowledge, outstanding customer service, amazing negotiating skills and no tie in period sets mint homes aside from the rest – we let the results speak for themselves!

Once you have chosen Sally & Nicole as your acting agent, it is important for us to understand that you are fully comfortable with the valuation and together we agree on this figure, the fee and for the contract to be signed. We will request ID such as a passport/driving license/utility bill – this is for us to carry out an Anti-Money Laundering check – (AML). If you do not have an EPC (Energy Performance Certificate) on your home, this is when you will be advised to get one as legally we are not able to market your home without one..

What happens next?

We will then work on providing a printed property brochure of your home. We will spend time with you at your home before building this for us to get an understanding of ‘your story’. We will take a variety of distinguished photos, creating a floorplan and writing a beautiful lifestyled description of your home for future buyers to look at. Before the details are made, mint homes will dedicate our time to call out prospective buyers to book viewings before the property has ‘gone live’. Once everyone involved has approved the brochure, mint homes are ready to market your property on Rightmove, Instagram, Facebook etc and you will also have a presence on the mint homes website. You will have our personal attention at all times. 

Accompanied, well rehearsed and knowledgeable viewings via either Sally or Nicole will then take place with prospective buyers who are interested in your home. We will offer constructive buyer feedback and sound sensible advice so when it comes to the actual sales process and achieving the best possible price for you, you will feel reassured that the negotiations are in safe hands. We are very careful with completing our due diligence to include financial clarification and speaking with multiple agents for any additional property chains involved. 

Under Offer..!

Congratulations, you are now under offer and will require a conveyancing solicitor to work for you. Navigating your way through buying or selling a home can be incredibly stressful so it is very important to use a solicitor you not only trust and have built a rapport with, but can get the job done for you as smoothly and efficiently as possible.. Your buyer will also appoint a solicitor at this stage and the legal work begins. This will include paperwork to yourself such as a lengthy contract and fixtures and fittings form for you to fill in and send back. You solicitor will then pass this on to the buyers solicitor and any enquiries the buyers solicitor has on the paperwork sent, will be sent back to your solicitor for answering.. in turn, your solicitor will be doing the same with any onward property you are purchasing.. while this is happening in the background, your solicitor would have applied for searches for your onward purchase – these can take anywhere from a few days up to weeks to come back.

If a mortgage is required, this will be applied for by either a bank lender directly or independent financial advisor. If a mortgage valuation is required, the lender will make an appointment via us at Mint Homes. 

If your home was built more than 20 years ago, the buyer may require a survey and the options are  a ‘home buyers survey’ or a ‘full structural survey’. (More on surveys in our future blog..!)

Exchange of Contracts..!

Once all legal and financial work is complete, and all are satisfied within the chain it is then wise to talk through exchange and completion dates and book your removal company. Once agreed, an exchange of contracts via the solicitors takes place and it is usual to have to pay a deposit, which typically is around 10% of the sale price. Once signed and exchanged, the contracts mean that you, the buyer and seller above are committed to the sale. Pulling out at this stage means you would be likely to lose your deposit.

Completion.. pop the champagne!!

This is where the balance of money is transferred from your solicitor – at this point the fees, stamp duty and any other costs are paid to complete the process. The day of completion is usually the earliest you can move in. Congratulations, you have now successfully sold your property and now formally own your new dream home.. you will now provide mint homes with your old set of keys for us to pass on to the new proud owners of your old home.. this is where your fresh future begins!!
